Park City Feature: Psicobloc Competition

Today's Park City Feature is the Psicobloc Competition at the Utah Olympic Park in Park City, Utah.  This competition brings the world's best climbers to Park City, Utah on August 6 and 7, 2015.  Psicobloc is a rope-free form of climbing that originated in Spain.  This competition wall towers 50 feet above the water with a 25 foot overhang.  Tickets are available to the public at the Utah Olympic Park.

Park City Feature: Tour of Utah 2015

During the month of August, Cameo Homes Inc. will be featuring some of the great events that take place in Park City, Utah.  Today's Park City Feature is The Tour of Utah 2015.

The Larry H. Miller Tour of Utah is 1 of only 5 UCI-sanctioned, multi-stage, North American pro cycling events in 2015.  From August 3-9, 16 professional teams will cover 712 miles of racing and 51, 442 feet of elevation gain in 7 days.  The Tour of Utah showcases some of the world's most prestigious teams and cyclists for 7 days in August.  The start and finish lines for Stage 7 will be located in Park City's Historic Main Street on August 9th for the 5th consecutive year.

Tuesday Trend: Strong Real Estate Demand in Park City, Utah

According to a new report released by the Park City Board of REALTORS® , there is a strong demand for Park City Real Estate.

Park City, Utah - 2013 Year-End Review Shows Demand Is Strong for Park City Real Estate "Finishing 2013 with a total of 2,230 sales, the Park City area real estate market is up 22% over 2012 and double the number of the market low in 2009 according to statistics released by the Park City Board of REALTORS® Multiple Listing Service. “We haven’t seen a jump that big since 2004-2005, which retrospectively could be considered a bubble market,” says newly installed President Marcie Davis. With a total sales dollar volume reaching over $1.52 billion, dollar volume is up 22% as well. Property prices show a steady appreciation of 7% over last year and demand is strong for all property types selling in both the high and low price ranges."

Inventory for 2013 Reaches an Historic Low "The current number of active listings - including single family homes, condominiums and vacant land - for the entire market area is 1,981. That is a shocking 46% decrease from the high mark of 3,684 in July of 2008. In fact, the year-end review shows that the inventory level for each quarter of 2013 has been consistently lower when compared to the same quarter in previous years, with the month of April hitting an historic low of 1,965. With fewer properties on the market, buyers may respond with greater urgency when they find something they like. This could contribute to the number of sales we have seen this year.”

Vacant Land

"With new construction picking up this year, vacant land sales were strong for the entire Park City market area, though median sales price took an 11% dip.Within the Park City Limits though, the median sales price was up 15% reaching $555,000 while increasing 9% in the number of sales. Synderville Basin, on the other hand, jumped 40% in the number of sales to 160 with a flat median price of $274,500."

Looking Ahead "The Park City area market showed strong activity throughout 2013 with an increase month over month compared to the previous year except for December. Pricing in the Greater Park City Area also increased 7% over 2012."

35.9 Million U.S. Residents Moved in 2013

The U.S. Census Bureau reports that 35.9 million U.S. residents, or 11.7% of all Americans, moved between 2012 and 2013.  The most common reasons for moving were housing-related (48%).  Family related and employment-related reasons followed, at 30.3% and 19%.   Visit http://www.census.gov/newsroom/releases/archives/mobility_of_the_population/cb13-192.html for the full report.

Real Estate Recovery in Utah

Utah's real estate recovery gained momentum in 2012.  According to Jim Wood, Director of the Bureau of Economic and Business Research, some of the most notable features of the 2012 market include:

*A 15% increase in homes sales

*Nearly 2.7 billion in home sales value; $500  million more than 2011

*A 6% increase in the median sales price of a home;  $199,000 in 2011 to $211,000 in 2012

*The lowest inventory of foreclosure filings in four years; a decline of 47% from the peak quarter

*Housing affordability at near record levels, 80% of homes sold in 2012 were affordable to the median income family

*An average mortgage rate of 3.66%; the lowest rate in 60 years.

Utah has had 30 consecutive months of job growth and ranks fifth among all states in relative job growth.  In the past year all of Salt Lake County's 15 cities have seen an increase in existing home sales.  In 2013 Salt Lake County's real estate recovery will gain momentum.  Strong job growth and low interest rates will give a boost to both buyer confidence and housing affordability.

Construction Spending on Single-Family Homes up 40% Since Recession Low

"According to the Census Bureau, the overall trend in residential construction spending has been positive, with July’s total standing as the second highest monthly tally since the beginning of 2009.

Construction spending on new single-family homes was up 1.5% percent on a month-to-month basis and is up 19% from this time last year. Moreover, since bottoming out during the second quarter of 2009, the nominal dollar value of spending on new single-family homes has increased 40%. While the recovery in home building varies from location to location, the overall positive trend is expected to continue into 2013."

Utah is a top state

Utah is a top state for housing appreciation... Two national reports have recently ranked Utah in the top 10 for housing price increases. For the first quarter, the Federal Housing Finance Agency said Utah had the eighth-highest appreciation among states. The agency said Utah house prices increased about 3 percent from the same period a year earlier.

Similarly, CoreLogic ranked Utah in the top four for two of its rankings. Excluding distressed sales, like short sales and foreclosures, Utah's 5.3 percent increase in prices was the highest in the country. Including distressed sales, Utah ranked No. 4 in appreciation at 5.4 percent.
